DESCRIPTION: Many investors are missing the opportunity to achieve optimum diversification, enabling them to potentially increase investment returns with less risk, simply because they have not taken the time to understand real estate investing. This course provides an introduction to investment real estate. Real estate investment terminology, taxation, and principles of investing in real estate will be reviewed. Students will complete and analyze cash flow and tax analysis forms, cash flows after tax, as well as net operating income. At the conclusion of this course, students will be able to do the following:
- Catalog the risks and benefits of investment real estate
- Calculate and explain tax related considerations for investment property

DESCRIPTION: In this class, you will obtain a working knowledge to assist the consumer in a Short Sale or Foreclosure transaction. Although the terms are used interchangeable they are different processes. This clarification will assist the broker in understanding those differences and in discussions with the client.
Should the client elect to move forward with a Short Sale this class will teach:
- How to put together (the necessary documents) a short sale package for the lender
- How to counsel the consumer (buyer or seller) re: the advantages and disadvantages of a Short Sale
- The banks processes for a Short Sale
- Colorado processes/timelines for a Foreclosure
- Forms required by the CREC for a Short Sale or Foreclosure.

The National Association of REALTORS® established the Code of Ethics to assure the public, other REALTORS® and your customers/clients that their Real Estate needs would be handled professionally and to allow recourse when they are not. At the end of this class, you will have a complete understanding of all 17 Articles of the Code of Ethics and recognize how the Code is enforced through the Professional Standards process.

The Code of Ethics is a measure of professionalism in real estate. It does not describe the lowest common denominator of permissible performance, which many licensing laws do; the Code describes the optimum performance the public has the right to expect and imposes an obligation not only to adhere to high standards of ethical conduct, but also for REALTOR® members to become and remain informed, knowledgeable and competent. The ethical considerations relating to the new role of transaction broker, and for buyer agents, have mandated changes in the NAR Code of Ethics. Since 1995, the National Association of REALTORS® has continued to revise and expand the Code of Ethics. Every REALTOR® is required to complete minimum Ethics training every three years as mandated by NAR.
Upon completion of this course, students will be able to:
- Identify at least two aspirational concepts in the Preamble to the Code of Ethics, describe the concept of general business ethics and identify how the Code of Ethics compares and contrasts with the concept of general business ethics.
- Describe the concepts of at least two of the following Articles of the Code of Ethics: Articles 1, 2, 3, 9, 11, 12, 16 and 17.
- Given interactive learning methods such as case studies, quizzes, role play, group discussion of fact scenarios, identify possible violations of the Code of Ethics, specifically related to at least one of the two Articles selected in Objective #2.

Description: A key part of the real estate transaction is financing. In general, financing addresses the ways in which people, businesses, and organizations allocate and use monetary resources. Being aware of the latest developments in finance; helps to clarify the economic status and affordability of the real estate market for clients. Understanding the fundamentals of mortgage finance is a key to a successful real estate sales business foundation and delivering invaluable services to consumers. This course will provide participants with a better understanding of real estate finance.Upon completion of this course, participants will be able to accomplish the following:
- Describe how the primary and secondary (including GSEs) mortgage markets and entities operate.
- Demonstrate knowledge of the requirements and rules regarding VA loans, FHA insured loans, and various conventional loan types.
- Perform basic calculations for fixed and adjustable-rate mortgages to include qualifying ratios, down payment, monthly payment, PMI, principal, interest, MIP and discount points.
- Determine when a client should be referred elsewhere for professional lending advice and processing.
- Describe the requirements and processes of a reverse annuity mortgage. • Prepare a client for the three stages of the mortgage loan process.

We take a case study and look at best practices for resolving inspection issues. This is a hands-on class giving the student good approaches for contract resolution, including dates and clauses that can help the Broker keep the transaction alive!

DESCRIPTION: Enroll in the 2021 CREC Update class NOW to get information on changes and new legislation so you can better serve your clients today. Licensees are now required to complete 12 hours of the mandatory 4-Hour Annual Commission Update Course prior to applying to renew an active license, activate an inactive license or reinstate an expired license to active status.
PLEASE NOTE: The 4-Hour Annual Commission Update Course is not the Mandatory Ethics Course. The Mandatory Ethics Course receives elective credits, not credit toward the 4-Hour Annual Commission Update Course.
INSTRUCTOR: Mickey Sanders
Mickey Sanders was raised in Colorado Springs ultimately migrating to Denver. While developing a successful career as a sales representative in the Title Insurance industry and winning various awards Mickey began teaching her clients the “tricks of her trade.” Mickey believes that whether you are selling title insurance, real estate or loans the same marketing principles, rules and philosophies apply. As her knowledge of the industry began to develop and expand thus did her speaking engagements. Mickey is one of the most sought after speakers in the Metro area. Understanding and believing in the value of educating the real estate professional Chicago Title of Colorado hired her to speak full time. Thanks to her unique and highly effective training abilities brokers all over the state have learned how to improve their business as well as serve their clients effectively. Mickey teaches Pre-Licensing at various Real Estate colleges as well as serving on the Education committee of the Colorado Division of Real Estate.
