When you join the South Metro Denver REALTOR® Association, you also join the Colorado Association of REALTORS® and the National Association of REALTORS®. Your dues investment includes membership at the local, state and national levels. Payment can be made in one lump sum or over time with a payment plan. Payments can be made online, in person at the SMDRA office or over the phone at 303-797-3700. We accept checks, cash, and all major credit cards.
SMDRA operates on an October to September fiscal year. Dues investment renewals are sent out in August and are due on October 1st.
Please include your name on the check and submit payment with the original invoice, if possible. Checks can be made out to ‘SMDRA’ or South Metro Denver REALTOR® Association.

SMDRA assesses a $50 fee for all late payments. Any unpaid memberships will be inactivated on the first business day of January. The reinstatement fee is $75.00. REALTORS® who have retained their license in an active status will be charged the full year’s dues upon reactivation. REALTORS® who have been inactive with SMDRA, or other board, for over one year will be charge the pro-rated amount due for the month their application is received.
Commonly referred to as the “Dues Formula”, NAR Bylaws state that the Managing Broker’s dues are equal to the number of agents in their office times the dues amount. Since we bill each REALTOR® individually, the Managing Broker’s dues are reduced each time a dues payment is made by an agent.
We audit primary and secondary offices with SMDRA memberships throughout the year to ensure REALTOR® office compliance. If an agent has an inactive license or has no REALTOR® membership, the managing broker is notified that their office is no longer compliant and the broker will be billed for that agent. The ongoing audit process keeps Managing Broker aware of their agents’ status and avoids dues surprises at the time of investment renewal.
First time REALTORS® must pay dues in full or submit a payment plan before their SMDRA membership is considered active.
First time REALTOR payments cannot be made online as online access is not available until the first invoice is paid in full or a payment plan has been submitted.
SMDRA offers 3, 4 and 12 month payment plans. The 3 and 4 installment plans are only available from August through October 1.
