In this course we will exam the common law as well as Federal and State statutes that govern real estate transactions. A real estate licensee’s awareness of federal fair housing laws and sensitivity to consumer diversity is vital to business success, reputation, and growth. Licensees will learn why it is necessary to understand fair housing laws and the impact that both fair housing and diversity have on their business. Upon completion of this module, participants will be able to accomplish the following:
• Demonstrate behavior compliant with federal fair housing and related laws (including ADA).
• Compare obligations of the Realtor® Code of Ethics and REALTOR® Fair Housing Declaration to the requirements of the Fair Housing Act.
• Identify the requirements by law with regard to listing agreements.
• Interpret key aspirational concepts found in the relevant sections of the REALTOR® Code of Ethics.
• Illustrate with examples violations of the “Pathways to Professionalism” courtesy and etiquette guidelines.

This class is NOT designed to teach how to fill in the blanks, but to have a comprehensive understanding of the meaning of each component and the liabilities that we hold as brokers as well as ways to protect yourself and your client in both the drafting and presentation.
This is a class that is meant to offer deeper understanding for supervising brokers, to assist associate brokers with being able to complete the Buyer/Seller Listing Agreement and Disclosure with fewer questions, to help newer associates have a better understanding of their responsibility, and for seasoned brokers to recognize bad habits they may have fallen into to avoid liability in the future!

One of the steps the Colorado Association of REALTORS® (CAR) has taken to help provide its members with options is the adoption of a healthcare solution with a medical cost-sharing program at its core.
On Friday, August 2, 2019 at SMDRA’s Friday Metro Market Pulse Meeting, Marcel Savoie, SMDRA’s Chairman of the Board and theSMDRA Charities and Community Involvement Committee (CCIC) presented a check to Rebuilding Together Metro Denver for $1500.
A Precious Child collects donated new backpacks and school supplies for children in the most need in the community. Backpacks filled with grade-appropriate school supplies are distributed to children through our Resource Center as well as our agency partners which include schools, human services organizations, at-risk youth centers, homeless shelters and foster care organizations.
