This clarification will assist you in understanding those differences and in discussions with your clients.

• How to counsel the consumer (buyer or seller) regarding the advantages and disadvantages of a Short Sale
• The bank’s process for a Short Sale
• Colorado’s processes and timelines for a Foreclosure
• The forms required by the Colorado Real Estate Commission for a Short Sale or Foreclosure
