CLASS DESCRIPTION: This class fulfills the NAR REALTOR® Fair Housing Requirement for Cycle 8 (2025-2027)
Fair housing is more than a list of dos and don’ts, rights and penalties, and mandatory continuing education. Our livelihood and business as REALTORS depend upon making the American Dream of homeownership accessible to as many people as possible. Broad access to homeownership requires an open housing market free from discrimination. Discrimination distorts the marketplace and prevents qualified buyers from accessing housing opportunities. When strong, fair housing laws and practices are in place, homeowners, communities, REALTORS and our economy can thrive.
Upon completion of the Fair Housing Training, participants will be able to:
- Understand why fair housing laws were necessary by learning about the history of housing discrimination and its lasting impact.
- Identify the laws that make housing discrimination illegal, and the actions prohibited and required by these laws in the business of real estate.
- Know the personal characteristics that federal law protects from discrimination in housing, including race, color, religion, national origin, sex, familial status, and disability.
- Distinguish state and local government protections that may exceed federal protections.
- Explain what steering is, and discuss strategies to avoid it.
- Describe what reasonable accommodations and modifications for people with disabilities may be required by fair housing laws.
- Describe best practices in fair housing marketing.
- Identify what resources are available to provide fair housing information and assistance to clients.
- Recognize the danger in making assumptions based on stereotypes, and the importance of allowing consumers to choose which communities/neighborhoods they want to live in.
- Utilize interventions to interrupt implicit bias so that consumers are treated with equal concern, respect, and fairness.
