DESCRIPTION: Provide crucial information to real estate professionals about divorce that affects home finance and current or future home ownership. Owning a home or trying to buy another home can present a variety of challenges during and after the divorce process. Specifically, the common frequency of child support and/or spousal support (also known as maintenance or alimony) that stems from divorce can affect a spouse keeping the marital home, or a spouse buying another home. Further, each type of support carries its own benefit or consequence in consideration of a mortgage application which can ultimately prevent, or greatly reduce, home finance options for both divorcing spouses. Commonly, divorce decrees call for a division of the marital home because it is an asset that must be divided, and usually has equity to be divided. If certain finance requirements are not met for the spouse retaining the marital home, it may place one or both of the divorcees in precarious financial situations or, in extreme cases, one could be considered in contempt of court. Thus, it is the goal of an accredited divorce mortgage specialist to evaluate and determine all potential financing or approvability issues before or during the divorce process that could prevent conclusion of the divorce, or expose divorcees to future financial difficulties that put the martial home at risk.
